What are the lease terms?
MDI and Clifton Estates generally require a 12-month
lease. 9
and 12 month leases are available with a $50 up-charge
per month. Corporate leases are available with a
two month minimum.

When is rent due?
Rent is due on the 1st and late on the 6th with a $40 late
fee on the 6th day. NO CASH WILL BE ACCEPTED.

Do residents sign individual leases?
No. All roommates sign a Joint & Several lease, holding
all roommates responsible for meeting the terms of the
lease. Therefore, if one roommate defaults on payment,
the remaining roommates are still responsible for paying
the entire rent. It is the tenant’s responsibility
to make sure that everyone pays his or her portion. Rent
must be paid by one check every month.

Can I sublease?
Clifton Estates
does not allow subletting.

How much is the security deposit?
The security deposit is $300. The deposit will be refunded
30 days after the lease expiration date, less any damages,
fees, etc.

Do I need a co-signer?
In addition to good credit history, each applicant is required
to earn 3 times the monthly rent in income (which may
include documented scholarships, financial aid, or grants,
mutual funds, annuities, etc) in order to waive the Co-Signature
Addendum. If the applicant does not meet the income and/or
credit history criterion, the Co-Signature Addendum must
be completed and approved by the property manager. There
is an additional $20 fee for the applicant if a co-signature
is utilized.

Are pets allowed?
Some small permanently caged animals are allowed with
the exception of ferrets and rabbits. Cats and dogs
are permitted with breed, age, and weight restrictions
applying. Ultimately
all pets must be approved by the property manager. A
pet deposit of $200 is required and is non-refundable.
There is a $15 per month pet rent.

What appliances and/or furnishings are included?
All units include a stove and refrigerator. Most units
include a dishwasher and disposal. Fully furnished apartments
are available under a corporate lease only.

What
if I have a maintenance problem?
Residents may call our office during normal business hours
regarding problems with heating, A/C, plumbing, appliances,
lock-outs, etc. However, a member of the maintenance
and/or management staff is on-call 24-7 for emergencies
outside normal business hours.
